Lujatalo renovated 96 Helsinki city rental apartments in Laajasalo on a one-week takt, with one floor as the takt area. 35 takts ran across 26 takt areas in nine months. The work inside the apartment houses finished a month ahead of the part of the project that ran without takt.

Being able to improve the schedule after the start is what made the production flow. I'll definitely use takt again in similar projects, and Mestamaster and Mikko did really great work.

Lujatalo is part of Luja Group, one of the biggest companies in Finnish construction and an early adopter of digital working methods on site. The buildings are Helsinki city rental housing, owned by HEKA.

I'd estimate that by using a one-week takt we cut 10–15% off the work inside the apartments, which amounted to about a month in the schedule.

What was done

A full renovation of Helsinki city rental apartment houses in Laajasalo:

  • Inside surfaces of the apartment houses renovated across 96 apartments
  • Most of the HVAC and electrical works
  • The roofs and the yards

How it was done

The takt was one week, with one floor as the takt area. The longer takt was chosen because the site supervisors had not worked with takt before: a one-week beat keeps the accuracy and the amount of takt control at a manageable level, and leaves room for buffers in the schedule. The work groups still reached a synchronised speed, and the schedule became more predictable. Morning meetings with the team leads and the supervisor meetings kept track of changes and blockers in production.

Results

The work inside the apartment houses was completed a month faster than the part of the project that ran without takt. Tauno Hiltunen puts the saving at 10–15% on the apartment interiors. Luja has since started further sites in Mestamaster.
